How to prepare a BOQ estimate

  1. Break the work into items. Follow the drawings and specifications: earthwork, concrete, masonry, plaster, flooring, false ceiling, electrical, plumbing, HVAC and so on.
  2. Take off quantities. Measure each item from the drawings in its unit: cum for concrete, sqm for plaster and flooring, rmt for skirting, nos for fixtures.
  3. Find the rate. Use your schedule of rates or a rate analysis: material + labour + equipment for one unit, then add overheads and profit.
  4. Multiply and add up. Quantity × rate gives each item's amount; the total is the cost of works.
  5. Add contingency and GST. A small contingency covers unforeseen items. GST is added on the contract value at the rate that applies to your contract.

Rate analysis in one line

Rate per unit = (material + labour + tools and plant + water charges) × (1 + overheads and profit %). For CPWD-style analysis, 15% overheads and profit is common. Read the full BOQ and rate analysis guide.

QuantProc ERP carries the BOQ from estimate to budget, purchase order, measurement and running bill. Every rupee spent is checked against the BOQ budget before a PO goes out. See construction ERP.

Frequently asked questions

What is a BOQ?

A bill of quantities (BOQ) lists every item of work in a project with its unit, quantity and rate. Multiplying quantity by rate for each item and adding them up gives the estimated cost. Contractors price tenders from the BOQ, and clients use it to compare bids and measure work for payment.

What percentage should I add for overheads and profit?

In CPWD-style rate analysis, 15% is commonly added over the cost of material and labour to cover contractor's overheads and profit. Your actual figure depends on the project, the site and your company, so the calculator lets you change it.

What GST applies to construction works contracts?

Most works contract services for construction are taxed at 18% GST, but some government and affordable-housing works carry lower rates. Check the rate for your contract's SAC code and the latest CBIC notification before you price.

Can I download the estimate?

Yes. Use 'Download CSV' to open the estimate in Excel or Google Sheets, or 'Print / PDF' to save a copy.
